WHO WE ARE
The Swift Creek Estates Homeowners’ Association is an incorporated entity established and governed in accordance with the Restrictive Covenant and Articles of Association of The Swift Creek Homeowners’ Association.
The Swift Creek Estates Homeowners’ Associations relies on covenants—and accompanying design guidelines—to preserve property values and protect homeowner investments. These documents ensure consistency across the community and prevent actions that could negatively impact property values. At Swift Creek Estates, the Design Guidelines were intentionally developed to uphold and enhance the distinct character of a premium country estate community.

Membership in the Swift Creek Estates Homeowners’ Association is limited to properties to which the HOA Covenants apply. All members are governed by both the Covenants and the Design Guidelines, which are legally binding documents.
All member properties must remain in full compliance with both the Covenants and the Design Guidelines.

HOMEOWNER ASSOCIATION FEES
Homeowners’ Association fees fund the ongoing maintenance and operation of the Swift Creek Estates community. These fees cover common area maintenance such as snow removal, grass cutting, weed control, and tree and plant watering and care. They also support essential operating costs including property taxes, insurance, public lighting at the main entrance and mail structure, accounting and legal services, and administrative supplies. Any remaining HOA funds are allocated to community enhancement projects.
To ensure fairness and timely contributions, the membership unanimously approved the following enforcement measures. A late penalty of $100.00 will be applied to fees not paid within 30 days of the due date. Additionally, the Association is authorized to place a lien against any property with fees outstanding 45 days after the original due date. Such liens will remain in effect until all HOA fees, penalties, and any associated legal costs are paid in full.
HOA fees were established at $1,000.00 plus GST per residence in 2010. In 2014, the annual fee was adjusted to $1,400.00 plus GST. Since that time, the fee has remained unchanged through 2025. This reflects a consistent, disciplined approach of each elected Board in accordance with the Association’s Governance and Guideline documents, supported by the ongoing cooperation of the community as it relates to landscaping, weed control and care of common areas.

HOA BOARD
Our HOA Board is a dedicated team of volunteers working to enhance our community, managing a wide variety of tasks on behalf of our members. The Board of Directors is the governing body of the association responsible for operating the association in accordance with the “Restrictive Covenant and Articles of Association of The Swift Creek Homeowners’ Association”.
